What we look for at a glance
Here are the most important requirements. Green cards are straightforward requirements to meet; red cards are areas we review closely that can affect approval. The full policies are further down the page.
Income
- Combined household gross income should generally be at least 2.5 times the monthly rent.
Some properties may have higher income or deposit requirements.
Employment
- Employment will be verified.
- Applicants should generally have at least six months of employment history.
- Self-employed applicants must provide tax returns or CPA-prepared financial statements.
- Recent graduates may provide proof of graduation or enrollment.
Rental History
- Good rental history is required.
- Previous evictions, unpaid balances owed to landlords, lease defaults, or repeated late payments may result in denial.
Credit
- Credit history will be reviewed.
- Past-due accounts, collections, or recent bankruptcies may affect approval.
- Additional deposits may be required in some situations.
Criminal Background
- Every application includes a criminal background review.
- Each application is evaluated individually in accordance with Fair Housing requirements.
Identification
- Government-issued identification is required before lease signing.
