Management fees are based on rent actually collected. Property repairs, vendor charges, materials, court costs, attorney fees, filing fees and other third-party or owner-authorized expenses are not included unless specifically stated.

Boardwalk generally conducts four property inspections per year: a four-month post-move-in inspection, two periodic inspections and a renewal inspection. Each inspection is currently $75.

Fees Beyond the Scope of Standard Management

Occasionally, an owner may request services that require additional property visits, contractor supervision or work beyond Boardwalk's ordinary management responsibilities. The following charges apply only when the related service is needed or requested.

A drive-by inspection is an exterior observation performed when the property manager determines that an additional property check may be helpful. Drive-by inspections are not performed automatically and are charged to the owner only when completed.

Meet Someone at the Property

Owners sometimes request that a Boardwalk representative meet an appraiser, contractor, pest-control provider, inspector, family member or another authorized person at the property to provide access. The $75 fee helps cover staff time and travel.

When the property has an accessible combination lockbox, Boardwalk may be able to provide authorized access information and avoid an in-person visit when appropriate. Access information is only provided with proper authorization and verification.

Oversee an Insurance Claim

When requested by the owner, Boardwalk may assist with supervising or coordinating the owner's selected contractors during an insurance-related repair. This service may involve communication with multiple vendors or contractors, particularly after events such as water damage.

This charge applies on a case-by-case basis when Boardwalk is asked to provide insurance-claim oversight beyond ordinary maintenance coordination. Boardwalk does not act as an insurance adjuster, does not represent the owner legally, does not select insurance coverage, does not guarantee claim approval, does not perform the contractor's work, and does not provide legal or insurance advice.

Additional service fees and pricing are subject to change. Vendor charges, repair costs, materials, insurance deductibles and other third-party expenses are separate unless expressly stated otherwise.
